About KodiBase

Built for the way rent works in Kenya.

KodiBase is property management software for independent landlords in Kenya. It is built around M-Pesa rent collection, tenant portals that require no app install, and the real workflows of managing a rental portfolio without a property agent.

Why KodiBase exists

M-Pesa is everywhere. The system around it is not.

Rent collection in Kenya runs on M-Pesa. Whether it is Paybill, Till, Pochi la Biashara, or a direct phone number — M-Pesa is how tenants pay. The problem is not the payment itself. The problem is what comes after.

Most landlords manage rent through a combination of WhatsApp screenshots, manual spreadsheet entries, and month-end reconciliations that take hours. A tenant sends a screenshot at 11pm. You add it to the spreadsheet on Saturday. By the 10th of the month, you are not entirely sure which tenants have fully paid and which have not.

KodiBase was built to solve that specific problem. Tenants still pay your M-Pesa number directly — nothing changes about how money moves. What changes is how you track it: each tenant gets a portal link, submits their confirmation code after paying, and the ledger updates. No screenshots. No manual entry. No month-end rebuild.

Most property management software is built for Western markets — bank transfers, annual lease contracts, property agents as intermediaries. None of that matches how rentals work for the majority of Kenyan landlords. KodiBase is built around the Kenyan rental reality from the ground up.

What KodiBase does

One workspace for the work landlords repeat every month.

KodiBase brings rent collection, tenant balances, maintenance tickets, reminders, receipts, and reports into a single connected system — so the month does not start with spreadsheet rebuilds and end with chasing screenshots.

  • M-Pesa rent collection — Paybill, Till, Pochi la Biashara, and Send Money
  • Live tenant ledger with paid, partial, pending, and overdue states
  • Tenant portals that work in any browser, no app required
  • Maintenance ticket tracking from report to resolved
  • Automated rent reminders on Pro and Max plans
  • Broadcast messaging to all tenants at once
  • Expense tracking, CSV exports, and PDF reports

Who it is for

Independent landlords. Not agents. Not enterprises.

KodiBase is sized and priced for the landlord who manages their own properties. Not a property management firm. Not a large commercial operator. The person who collects rent themselves, handles maintenance calls themselves, and knows each tenant by name.

  • Independent landlords managing 1 to 100 residential units
  • Self-managing owners — not using a property agent
  • Landlords where tenants pay via M-Pesa
  • Portfolios in Nairobi, Mombasa, Kisumu, Nakuru, Eldoret, and across Kenya

How it works

We do not process payments. You stay in control.

KodiBase does not hold or move money. Tenants pay your M-Pesa Paybill, Till, Pochi la Biashara, or phone number directly — M-Pesa to M-Pesa, landlord to landlord. The money goes where it always went.

What KodiBase adds is structure around that payment. A portal for tenants to submit their confirmation code. A ledger that updates when you review and confirm. Receipts that go to the tenant automatically. A record you can pull up in a dispute without going through WhatsApp messages from eight months ago.

This approach keeps the landlord in control, avoids regulatory complexity around payment processing, and works with M-Pesa methods landlords already have set up.
