Most Kenyan landlords collect rent the same way: send your M-Pesa number on WhatsApp, wait for screenshots, match each one to a tenant manually, then rebuild your spreadsheet at the end of the month. It works — until you have 10 or 20 tenants sending messages at odd hours across different days.
KodiBase does not change how your tenants pay. They still send money to your Paybill, Till, or phone number directly — M-Pesa to M-Pesa, landlord to landlord. What changes is how you track it.
Each tenant gets a unique payment portal link. After paying, they visit the link, enter their M-Pesa confirmation code, and submit. You see the submission in your KodiBase dashboard, review it, and confirm. The ledger updates. A receipt goes to the tenant.
No screenshots in WhatsApp. No end-of-month spreadsheet rebuild. No "I sent it last week" disputes without a record.
KodiBase supports M-Pesa Paybill, Lipa na M-Pesa Till, Pochi la Biashara, and direct Send Money (phone number). You can have all four active simultaneously if your tenants use different methods.
Partial payments are tracked cleanly. If a tenant pays half now and half next week, both transactions appear in their history and the outstanding balance updates in real time.
